Real estate purchase transactions of foreigners in Turkey
The ability of foreign nationals to purchase real estate from Turkey is regulated in Articles 35 and 36 of the Land Registration Law No. 2644. In order to purchase immovable property, it is not necessary to have a residence permit in Turkey. In other words, you can buy immovable property even if you do not have a residence permit.
Foreigners can purchase real estate to be used as a workplace or residence in Turkey, provided that they comply with legal restrictions. However, even in different cities, the total area of real estate that a foreign person can buy in Turkey cannot exceed 30 hectares.

What are the Documents Required for Real Estate Purchase Application?
• – Title deed or title deed information of the immovable,
• – Displays nationality Passport / Country ID (with translation if necessary),
• – Real Estate Valuation (Appraiser) Report
• – “Real Estate Market Value Certificate” of the real estate from the municipality (It can be obtained online in some municipalities),
• – Compulsory earthquake insurance policy for buildings (housing, workplace… etc.),
• – Identity Information Declaration Form and Photograph (within the last 6 months, 6×4 size),
• – Foreigner Identification Number Determination (If no response can be obtained from the immigration net, the process can be continued with the tax number.)
• – Foreign Exchange Purchase Certificate,
• – Bank-approved receipt (in requests to acquire Turkish citizenship),
• – Sworn translator for the party who does not speak Turkish (authorized by the Regional Judicial Justice Commission or by the Judicial Court of First Instance Justice Commission)
• – If there is a representation, the document related to the representation (if the transaction is made with a power of attorney issued abroad, it fulfills the conditions sought by the circular, etc.)
